The property has no water-usage rights (for electricity generation), but you can fish with a normal licence. The lane leads just to this house, so it’s completely undisturbed by traffic, or neighbours: the environment is absolutely stunning: beautiful gardens, a river frontage, picture-perfect stone mill, and all surrounded by woodland. Pass through the gate and the lane is private. In the house, the living room (20m2) and dining room (21m2) are open to one another, connecting to a fabulous bright and spacious kitchen (18m2) with windows on two sides, opening to the garden. Stairs lead up to two bedrooms (15m2, 11m2), and a shower room with WC. A second staircase, also in the house but close to the conservatory and separated by a doorway from the rest of the house, leads to the third bedroom of the house (18m2), landing area (or study, 8m2), and a bathroom with large walk-in shower and WC (10m2) - this area could be used together with the house, perhaps to give a family member or guests privacy, or to add an extra bedroom and bathroom to the gîte. The gîte has a huge living room (33m2) with logburner, kitchen/diner (23m2), mezzanine and bedroom with ensuite (24m2), and separate WC. Outside, the pretty mill has two floors (125m2 in total) and of course fabulous views from its windows, and is currently used for storage. Attached to the mill, a workshop (25m2) with large doors - it could be used as a garage. The gardens run alongside the river, and are flat. The living and dining room of the house have underfloor heating powered by a heat-pump, plus there is a log burner in the living room. Double-glazed. The roof of the house was replaced in 2023, of the workshop in 2021, and of the mill 13 years ago. The septic tank was installed in 2016. ADSL internet is available, or if you want faster then with Starlink 100Mb/s. Confolens has two supermarkets, and most other services you may need, and the area has some lovely restaurants within easy reach. This is a dream home you’ll fall in love with.
