Nice original little property. Style from the early 1930s with brick frames around the windows and corners. I suspect the rest of the house is made from real (local) stone. Authentic floors (cement tiles and wood). The interior looks a bit rustic, but cozy. I think it could be modernized. The kitchen and bathroom may be outdated. Connected to the sewage system, definitely a plus as it saves the cost of a septic tank. The roof seems a bit old to me and I would definitely have it checked. It's made of slate, which is a different skill compared to roof tiles and requires a bit more work if you want to repair it yourself. However, the roof isn’t too high, which helps. Detached, with a large piece of land (very desirable). There’s a shed as well. I would ask for some more photos to get a better look at everything. The price should definitely be negotiable; house prices in the Nièvre are favorable, but detached houses with a large garden are in demand, so act quickly, as you might suddenly find yourself in a bidding war.

In Guipy, I present to you this 1930s house, to which is added a large outbuilding. The whole is located on a plot of 3225 m2. It is hidden from view, on a very quiet street that I open the doors of this characterful building. From the main entrance, a very eye-catching style emerges, thus you discover the cement tiles and the antique doors. Then on each side, the layout of the other rooms reflects the lifestyle of the time. To the right, the living room-kitchen area has been opened up. You therefore have more than 31 m2 of light. We find the old floors, and on the "living room" side, a magnificent marble fireplace mantel. The kitchen is functional with its numerous storage spaces and appliances. A door leads to the bathrooms on this level. You have direct access to the garden. To the left, the other two rooms have solid wood floors. Their 15 m2 make them very pleasant spaces. On one of them, the living room, we enjoy a stove. The other is the ground floor bedroom. Regarding the interior work, the owner had all the electrical work reviewed, all the ground floor ceilings were insulated by a craftsman. One of the attics was freed from a floor. A large part of the frames were replaced with double-glazed PVC windows. Upstairs, you will find the bathroom, and on either side of the landing, the two convertible attics. One is around 30 m2, where we find the water heater. The other has a potential of more than 26 m2. Both benefit from a window. This charming house is partly set on a cellar which is accessed from the inside. Upon leaving, there is the large outbuilding of approximately 56 m2 in two parts. On one side, under the slope, a 22 m² garage, and on the other, a 34 m² space with a floor. Any layout is possible. Between the two buildings of this property, we have immediate access to the large part of the garden. Fairly pristine, it awaits you for relaxation, various arrangements, or planting. The house is connected to the collective sanitation system. There is therefore no work to be planned. Guipy is located 11 km from Corbigny, 14 km from St Saulge.
